Offers stand-alone options or in combinations of various types of Conforming and Non-Conforming Debt, Preferred or Common Equity Joint-venture, Investment Banks, Agency, REITS, Family Offices, Institutional & Private Funds, Proprietary Capital, Mezzanine, SBA, USDA.
Available to all types of existing Commercial real estate, Single-family investment, developments, and Business Owner held real estate or occupied as leased space.
Bridge Funds: Used in real estate transactions for a host of reasons, including starting a business, making payroll, expanding a product line, buying out a partner, or as a quick capital resource for a purchase or improving and stabilizing a property before refinancing or selling for profit. La Quinta offers private and institutional bridge funds for 3 to 24 months as interest-only payments without pre-paid penalties. Fast funding, no appraisal options with no or low documentation requirements, including credit challenges.
Long-Term Funds: With amortization periods from 25 to 35 years as fixed rates, or with shorter fixed-rate periods (3, 5, 7, 10, 15 yrs.) or interest-only payments for a specific period.
Equity & Mezzanine: La Quinta provides experienced sourcing of Joint Venture, Preferred Equity, Common Equity, and Mezzanine/2nds, to work in harmony with debt. We have the experience and resources to meet the leverage needs of debt and equity combinations for existing and to-be-built real estate projects.
Real Estate Note Purchasing: The notes can be performing, sub-performing, or non-performing. The minimum property value must be $250K and it must be in a minimum population of 50,000.
Portfolio Financing: Available to investors who want to refinance several properties as on loan. Including investor-held Single-family, 1-4 units, is typical with 1-8 units considered. Properties can be in different locations and states. Financing choices of either 5, 7, and 10-year ARMS with interest-only payments of 10 years, or 30-year fixed rates. Up to 80% LTV, as a purchase and 75% LTV as cash-out. Minimum DSCR 1.00 or 1.20 if non-recourse is selected with a maximum LTV of 70%.
